Septic System Maintenance Is Necessary To Avoid Repairs and Failures

Septic Preservation Services know that even though it is only January 2nd it suddenly feels like the holidays were a long time ago and we are all getting back into the swing of things. This means that property maintenance that you have perhaps been putting off over the holiday period should now be looked at and not postponed anymore. Septic System Maintenance is really not something that should be put off for too long because if left it can lead to large and expensive repair being necessary or even a septic failure. The most important septic system maintenance is septic pumping. The average recommended pumping frequency is between 3 and 5 years, depending on the tank size and number of occupants. The longer you wait between pumping the greater the likelihood that you may have a septic problem and you will shorten the lifespan of your system and eventually it will fail. As wastewater enters your septic tank from your property, the solid matter will be held in the tank and break down into “sludge” over time, while the liquids continue on to the absorption area (leach field / drain field). Sludge is never meant to exit your septic tank, so it must be pumped out on a regular basis — you don’t want the sludge to accumulate to the point where it starts exiting the tank towards the absorption area or backing up into your property.

Once this happens pumping will not rectify the issue and you will be looking at additional costs to repair your system and if left too long you may have to replace your septic system or at least parts of it which is both expensive and disruptive. Septic System Repairs Including a D-Box Replacement

Septic Preservation Services can provide our customers with septic system repairs on all parts of their system. Today we are replacing a d-box for a customer in Rowley MA. A septic distribution box (D-Box) is a container used to receive septic system effluent from a septic tank and to re-distribute the effluent into a network of attached drain field or leach field absorption trenches and pipes. The D-box works by gravity, flowing effluent into the drainfield (or leach field) piping network. It must be installed correctly to ensure that it distributes evenly. We are also assisting our customer with locating their leach field for easement and have the appropriate permission from their neighbour to do so. This may seem unnecessary but if a homeowner has moved into a property but was not provided with property designs or as built drawings for their property they may be unaware of the location of their septic system components. If your septic system is working correctly there should be very little evidence of the location of a leach field. However we have extensive experience with septic systems so will be able to locate a leach field when a homeowner may not be able to do so. If Your Property Has A Cesspool Always Use A Company That Has Cesspool Experience In Massachusetts

Septic Preservation Services are doing a cesspool replacement for a customer in Westport MA today. A cesspool is a pit which acts as both a settling chamber for solids and a leaching system for liquids. The use of cesspools may overload the capacity of the soil to remove bacteria, viruses, and phosphorus, and to nitrify ammonia and organic nitrogen compounds.  Over time, when the drainage area around the leaching pool becomes saturated, additional pools may have to be dug to handle the volume. Cesspools must be treated to avoid harmful chemicals from forming and also to empty the pool which needs to be done regularly. This makes cesspools have high maintenance costs.

In Massachusetts Title 5 does not require Cesspools to be replaced:

“only those cesspools that exhibit signs of hydraulic failure, are located extremely close to private or public water supplies, or otherwise fail to protect or pose a threat to public health, safety or the environment will need to be upgraded (310 CMR 15.303). White Knight Septic Preservation Services were approached by a property owner in Attleboro, MA whose leach field was failing and wanted a solution. We will restore the function of the drain field with the White Knight system.

 

In nature, oxygen-using (aerobic) bacteria in the soil consume non-living organic material.  This is the process nature uses to “recycle” wastes.  We install the White Knight™ Microbial Inoculator/Generator in the septic tank to create an oxygen rich environment and cultivate an extensive colony of these same soil bacteria.

The result is nearly complete consumption of the organic materials entering the septic tank.  At the same time, the bacteria are carried into the leach field where they consume the organic material that has accumulated in the underlying soil. Title 5 Septic Inspections

Septic Preservation ServicesSeptic Preservation Services has Title 5 Septic Inspections scheduled today in Rowley, Boxford, Groveland, Lynnfield, and Middleton, MA.  Since 1995, Title 5 Septic Inspections have been required in Massachusetts.  You need an onsite septic inspection for the following reasons in general:

 

  • When properties are sold, divided or combined.
  • When there is a change in use or an expansion of a facility.
  • When MassDEP or the local Board of Health requires an inspection.
  • Title 5 requires inspections for large systems, shared systems, and condominiums on a periodic basis.
  • Systems located in cities and towns with MassDEP-approved inspection programs are required to comply with local inspection requirements.

 

There are exceptions and nuances to the general requirements listed here. For example, no inspection is required if the owner has signed an enforceable agreement with the Board of Health to upgrade the system, connect to a sanitary sewer, or connect to a shared system within two years.
