Title 5 Inspections Taking Place In Massachusetts

Septic Preservation Services know that in winter when it snows or the weather turns icy sometimes the Title 5 Inspections that we have scheduled may not take place. Whether our inspector or customer can not get to the location of the inspection or the septic system is not accessible or for another reason there is no need for property owners to panic when they need the inspection for a property sale. Understand What Your Title 5 Septic Inspection Will Entail

Septic Preservation Services has Title 5 Septic Inspections scheduled today in Hingham, Holliston, Millis, Canton, Sharon, Foxboro, and Stoughton MA. We have found that the majority of our Title 5 Inspections are carried out for property owners who are selling that property. In many instances they have never sold a property with a septic system before and therefore have no idea what to expect to happen when their inspection is carried out. When you have a Title 5 Septic Inspection this is what is included:

  • General layout of the system components (location of the building sewer, septic tank or cesspool, distribution box and leaching field);
  • Type of use (e.g., house, school, retail space), Title 5 design flow, and whether the facility is presently occupied;
  • Analysis of the criteria specified in Title 5 that indicate system failure, and, for large systems, those which indicate threats to public health and the environment;
  • Water use records from the previous two years, if available;
  • A description of the septic tank, including its condition, approximate age, thickness of grease/scum layer, and other relevant information;
  • A characterization of the distribution box and dosing tanks with pumps, if any, such as condition and evidence of solids carryover or backup; and
  • The condition of the soil absorption system including, any signs of hydraulic failure.

The system needs to be inspected under normal conditions so the septic system should not be pumped prior to an inspection which is a common mistake that property owners make thinking the system needs to be empty to be inspected. Be Aware Of The Signs That Your System Needs Septic Pumping
