Septic Pumping Is Sometimes Required Annually

Septic Preservation Services have septic pumping appointments today in Berlin, Bolton, Clinton, Northborough, Sterling and Maynard MA. All septic systems must be pumped to continue to operate correctly and it is usually recommended that you have your system pumped every 3-5 years depending on a variety of factors including the size of your system and the amount of wastewater that is being processed. We are also pumping a septic system for a property in Sharon MA today that has its septic tank pumped annually. This is because they have, and use, a garbage disposal so their system must be pumped more regularly. In addition to annual pumping making their system work correctly they also don’t need to have their system inspected within two years of their transfer if they sell their home, they have a 3 year time limit. As stated in the Mas Gov website:

“An inspection up to 3 years before the time of transfer is valid if the inspection report includes records demonstrating that the system has been pumped at least once a year during that time.”

Voluntary Septic Assessment Carried out Today in Sharon, MA

Septic Preservation Services has Septic Inspections scheduled today in Clinton, Bolton, Berlin, Stow, Hudson, Marlborough and Maynard MA. If you have a septic system it is required in Massachusetts that you have your septic inspected:

  • Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.
  • When there is a proposed change to the facility which requires a building or occupancy permit.
  • Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.
  • For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.
  • Every 3 years for shared systems.
  • When the property is divided, or ownership of 2 or more properties is combined.
  • When MassDEP or the local Board of Health orders an inspection

Most of the inspections that we carry out for property owners are for people who are selling their property and need their septic to be inspected before Title transfer can take place. However what some people do not realize is that we can also carry out a septic assessment. A Property owner can hire a licensed inspector to perform Confidential Voluntary Septic Assessment of their septic system. These assessments are completed just as they would be according to the Title 5 Inspections required by the State of Massachusetts, but the findings are NOT reported to any other person, municipality or office outside of the homeowner. Once the assessment is complete, the homeowner will receive a thorough report along with an assessment of the findings and some recommendations on how to properly maintain or repair their septic system, if necessary. The recommendations provided by Septic Preservation Services are designed to increase longevity and prevent future issues, such as property damage, high cost repairs or system replacement.

It’s May 1st Already And We Are Busy With Septic Repairs

Septic Preservation Services can’t believe that it’s May 1st already. This year seems to be flying by and our technicians are busier than ever. Unfortunately a lot of our call outs are for septic repairs for homeowners who have unknowingly caused their septic system problem. Where possible we try to educate home owners in the best way to use their septic system to try to prevent future problems while also finding the cause of the septic problem and fixing it. A few suggestions to keep your septic system working correctly are:

  • Pumping. Septic tanks generally should be pumped out every three to five years, depending on how regularly the system is used and/or how many people are using it. Regular pumping ensures that solids will not flow from the septic tank into the drainfield.
  • Use less water. Reducing the amount of wastewater entering your on-site sewage system may increase its lifespan. Excessive water use is a main cause of system failure. Use water-saving bathroom and kitchen fixtures (faucets, showers, toilets). Run and drain appliances, such as dishwashers and washing machines, one at a time. Spread laundry over the entire week and avoid partial loads. Fix all faucet and toilet leaks promptly.
  • Limit garbage disposal use. A garbage disposal adds solids and grease to your system, which could lead to drainfield failure.
  • Direct water from downspouts and roofs away from the drainfield. Additional water from these sources may prevent your drainfield from working properly.
  • Install risers for easier access. Risers from the tank lids to the soil surface make maintenance easier.
  • Don’t use septic tank additives or “miracle” system cleaners. Some of these chemicals can actually harm your system by allowing solids to flow into and clog the drainfield. The chemicals can also contaminate ground and surface water.
  • Don’t dispose of water from hot tubs into your septic system. Large volumes of water are harmful to the system, and the chlorine can destroy important bacteria in the system.
    Don’t flush solid wastes into the system. These include diapers, cigarette butts, coffee grounds, tampons, condoms, and grease.
  • Don’t put strong chemicals, such as cleaning products, down the drain. Household chemicals — such as drain cleaners, paint thinners and floor cleaners — can destroy important bacteria in your septic tank and contaminate ground and surface water. Laundry additives like bleach and fabric softener can also have a negative effect on the bacteria in your tank.
  • Don’t construct patios, carports or use landscape plastic over the drainfield. Grass is the best cover for your septic tank and drainfield. Soil compaction and paving prevent oxygen from getting into the soil. This oxygen is needed by bacteria to break down and treat sewage.
  • Don’t park cars, trucks or heavy machinery on the septic tank and drainfield areas. The weight can lead to crushed or broken pipes and soil compaction. Compacted soils cannot absorb water from the drainfield. A broken underground pipe can lead to an expensive repair.

Septic Pumping Is Essential Septic System Maintenance

Septic Preservation Services not only repairs, installs and inspects septic systems but we also carry out the essential maintenance that is always required for your septic system – PUMPING. Regular pumping helps to prevent solids from escaping into your drainfield and clogging the soil. Normally a properly designed septic system has enough space for 3-5 years accumulation of sludge waste. Once sludge reaches this point waste has less time to properly settle before leaving the tank into your leach field. This means that more solid waste will get into your leach field. As this becomes clogged liquid waste will not absorb at the rate which it enters the tank so plumbing can backup and waste will reach the surface. To avoid this unpleasant and expensive consequence of neglecting maintenance it is always a good idea to have your septic tank pumped every 3 – 5 years. If you have a garbage disposal you will need to have your septic tank pumped annually. The regularity that you have your system pumped will vary depending on various factors including the size of your septic tank and your water usage. For example a restaurant will need to have its septic pumped more regularly that a summer cottage which is only used in the warmer months. Providing Cesspool Services To Ensure That They Continue To Operate Correctly

Septic Preservation Services, in addition to property owners with conventional septic systems also work with many customers who have a cesspool instead. As stated on the Mass Gov website:

“A cesspool is a pit which acts as both a settling chamber for solids and a leaching system for liquids. The use of cesspools may overload the capacity of the soil to remove bacteria, viruses, and phosphorus, and to nitrify ammonia and organic nitrogen compounds. A conventional septic system has a tank where solids can settle and begin to degrade, a distribution box, and a soil absorption system (SAS) that further treats the effluent by removing some of the bacteria, viruses, phosphorus, and nitrogen.”

Although cesspool are now out of date and there are more efficient and environmentally conscious alternatives Massachusetts does not require cesspools to be replaced. They state that:

“Only those cesspools that exhibit signs of hydraulic failure, are located extremely close to private or public water supplies, or otherwise fail to protect or pose a threat to public health, safety or the environment will need to be upgraded (310 CMR 15.303). Also, cesspools must be upgraded prior to an increase in design flow (e.g., the addition of a bedroom to a home or seats to a restaurant).”
