Septic Preservation Services know that a large portion of the septic inspections that we conduct are for people who are selling their property. In the State of Massachusetts it is required that a property have had a septic system inspection within the last two years before transfer can take place (obviously only if they have an individual septic system servicing that property). So generally unless the owner is selling a very new home or only purchased the home in the last two years a septic inspection is required. We know that selling property is not an easy time, generally, so we endeavour to make the process as simple as possible. Septic Inspection and Well Water Sample Taken in Acushnet MA

Septic Preservation Services often provides septic inspections for customers whose property is not on town sewer. Septic Inspections are required:

  • Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.
  • When there is a proposed change to the facility which requires a building or occupancy permit.
  • Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.
  • For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.
  • Every 3 years for shared systems.
  • When the property is divided, or ownership of 2 or more properties is combined.
  • When MassDEP or the local Board of Health orders an inspection.

Most regularly we carry out septic inspections for customers who are selling their homes which have a septic system that has not been tested in the last two years. Today in addition to providing the usual septic inspection we are also taking a well water sample for a customer in Acushnet, MA. As stated on the Mas Gov website:

“There are a number of situations where the inspector will not be able to determine if the system passes or fails..A second set of situations involve septic tank and soil absorption systems that are too close to drinking water supplies, drinking water supply tributaries, public and private water supply wells. In these situations, the systems are deemed to be failed unless the Board of Health (in conjunction with the public water supplier in the case of public surface water supplies and their tributaries) determines that the systems are functioning in a manner that protects the public health and safety and the environment. Again, the system inspector can NOT make this evaluation. The information collected during the inspection and the guidance provided by the Department will be used by the Board of Health to make the determination. The system inspector can assist the Board of Health in the case of septic tanks and soil absorption systems located less than 100 feet from a private drinking water well by arranging to have the well tested for fecal coliform bacteria, ammonia, nitrogen, and nitrate nitrogen.”

Septic Inspections Including Septic Education and Septic Checks

Septic Preservation Services Has Septic Functional Inspections Scheduled Today in Rhode Island

Title 5 Septic Inspections Carried Out in Massachusetts

Septic Preservation Services are pleased that the majority of snow finally melted over the weekend. Although we can still carry out septic services in winter some tasks can’t be done when the ground is frozen and covered in over a foot of snow. However we know that while winter can slow a lot of things down people still need to move house and if they have a septic system in Massachusetts they are required to have a Title 5 Septic Inspection done. Thankfully the regulations acknowledge that living in New England sometimes means that the weather will play a factor in planning so it is stated on the Massachusetts Government Website that”

“If weather conditions prevent an inspection before a sale, Title 5 allows the inspection to be done up to 6 months afterwards, provided that the seller notifies the buyer in writing of the need to complete the inspection.”

Septic Preservation Services Are Carrying Out Septic First Maintenance Inspections In Rhode Island Today

Septic Preservation Services has licensed septic inspectors who are carrying out Septic First Maintenance Inspections in Portsmouth, Barrington, Cranston, Johnston and Coventry RI today. The purpose of a First Maintenance Septic Inspection is to establish what type of septic system you have, if the system poses any risk to public health, if there is any risk to the environment, and determine if any immediate corrective actions should be taken. In  some towns, for example Portsmouth RI:

“First Maintenance Inspections (FMIs) and pump outs are required for all Onsite Wastewater Treatment Systems upon notification by the town. If you receive a letter requiring a FMI and you have had an inspection performed in the previous year, simply file that inspection report with the town – to fulfill this requirement. All FMIs will have to be completed within 60 days of notification.

Increases In Flow Of Septic System Requires A Septic Inspection

Septic Preservation Services have many years experience working with the septic industry in this region and because of this we are contacted to do septic inspections for property owners who are selling their home or business property with a septic system and therefore require an inspection. Today we have inspections scheduled for customers in Fairhaven, Mattapoisett, Marion and New Bedford for property sales. “Changes of Use and Increases in Flow

These situations require a system inspection only if the modification requires a building permit or occupancy permit. For example:

  • adding a bedroom to a house
  • adding seats to a restaurant
  • changing the type of business operating at a commercial location.

Check with your Building Department or Board of Health to find out if your modification meets these requirements.

Any change in the footprint of a building also requires an inspection to determine the location of the system, to ensure that construction will not be located on top of any system components or on the reserve area.
