Septic System Maintenance Is Necessary To Avoid Repairs and Failures

Septic Preservation Services know that even though it is only January 2nd it suddenly feels like the holidays were a long time ago and we are all getting back into the swing of things. This means that property maintenance that you have perhaps been putting off over the holiday period should now be looked at and not postponed anymore. Septic System Maintenance is really not something that should be put off for too long because if left it can lead to large and expensive repair being necessary or even a septic failure. The most important septic system maintenance is septic pumping. The average recommended pumping frequency is between 3 and 5 years, depending on the tank size and number of occupants. The longer you wait between pumping the greater the likelihood that you may have a septic problem and you will shorten the lifespan of your system and eventually it will fail. As wastewater enters your septic tank from your property, the solid matter will be held in the tank and break down into “sludge” over time, while the liquids continue on to the absorption area (leach field / drain field). Sludge is never meant to exit your septic tank, so it must be pumped out on a regular basis — you don’t want the sludge to accumulate to the point where it starts exiting the tank towards the absorption area or backing up into your property.

Once this happens pumping will not rectify the issue and you will be looking at additional costs to repair your system and if left too long you may have to replace your septic system or at least parts of it which is both expensive and disruptive. Obviously the volume of waste entering your septic system will affect the regularity that your system needs septic pumping. Title 5 Septic Inspections In Sharon and Surrounding Towns

Septic Preservation Services provide Title 5 Septic Inspections to many customers in Massachusetts and most are either selling a property or buying a property. This is because a Title 5 Inspection has to take place within 2 years before a sale. However there are other times that a Title 5 Septic Inspection is required. We are providing Title 5 Septic Inspections today in Sharon, West Bridgewater, Halifax, Middleboro, Taunton and Mansfield MA for private properties and one condominium. As specified on the Mass Gov website:

“Condominiums with 5 or more units – all systems must be inspected every 3 years.
Condominiums with fewer units must either inspect all systems every 3 years, or the system serving the unit being transferred must be inspected within 2 years prior to transfer.

This condominium building has over 5 units so we are conducting the Title 5 Inspection which needs to be carried out because its last inspection was over 3 years ago. Septic Alarm installed in Hingham MA

Septic Preservation Services are installing a septic alarm for a customer in Hingham, MA today. Many modern and alternative septic systems have alarms to notify the homeowner of a potential problem. Though it can be annoying when the system alarms and you are forced to think about your septic system, this could prevent the system from backing up into your house. A high water alarm is caused by either too much water going into the tank or not enough going out. A high water alarm if not properly addressed will cause septic waste to ultimately back up into your house, though that may occur after your drainfield is fully damaged. An alarm could also be to notify you that your septic pump has failed. The basic design of a septic tank will only work if the sludge is not too thick on the bottom and the grease and scum is not too thick on top, and if the flow to the tank is not excessive. If there is too much waste on the bottom of the tank or too much water flowing to the tank, there will not be enough time for the solids and liquids to settle out before the tank starts releasing water containing large amounts of fecal waste to the drain field. The fecal waste will over time clog the drainfield. Also, if there is too much grease and scum floating on top, the scum will be released to the drainfield. A septic system is not a trash can. Don’t put dental floss, feminine hygiene products, condoms, diapers, cotton swabs, cigarette butts, coffee grounds, cat litter, paper towels, latex paint, pesticides, or other hazardous chemicals into your system because they can end up clogging the filter and/or lines if carried from the tank. Therefore, although it can be annoying, a septic alarm is essential to give you advance warning that you have a septic problem. Our customer has wisely chosen to install a septic alarm to ensure that they have advance warning of a septic problem.
