Septic Preservation Services are available to provide regular septic maintenance to septic system owners. The most important septic maintenance for a septic system is regular pumping. Septic tanks must be pumped regularly to ensure they operate correctly. If the septic tank is not pumped in a timely manner, solids will bypass the effluent tee or baffle and clog the soil absorption system. Unabated, this will eventually result in hydraulic failure (e.g., plumbing backup and wastewater breakout). As you can imagine septic backup and breakout is not a pleasant or cheap thing to fix. Therefore it is always advisable to have your septic system pumped before it gets to this critical point. The regularity of pumping depends on a variety of factors including the size of your septic tank and your water usage but it is generally recommended that a septic tank is pumped every 3-5 years. If you have a garbage disposal you will need to have your septic pumped annually. If you are unsure if your tank needs to be pumped please contact us and we may be able to help. Today we have septic pump outs scheduled in Sutton, Oxford, Uxbridge, Upton, Grafton, Spencer and East Brookfield MA. If you have questions about septic pumping, septic maintenance or if you need to schedule a septic pump out please do contact our Norton Office on 877 378 4279 or visit Septic Preservation Services where we will be happy to help you.

Septic Preservation Services know that in winter when it snows or the weather turns icy sometimes the Title 5 Inspections that we have scheduled may not take place. Whether our inspector or customer can not get to the location of the inspection or the septic system is not accessible or for another reason there is no need for property owners to panic when they need the inspection for a property sale. “If weather conditions prevent an inspection before a sale, Title 5 allows the inspection to be done up to 6 months afterwards, provided that the seller notifies the buyer in writing of the need to complete the inspection.” For more information see:

Septic Preservation Services know that if you have a septic system regular maintenance is essential for it to keep working correctly. Fortunately septic pumping which is the most important maintenance for a septic system is not usually required annually (unless you have a garbage disposal). It is recommended that you have your septic system pumped every 3-5 years so if it has been a few years since you have had yours done or you can’t remember when it was done last now may be a good time to consider having your system pumped or call us so we can help you determine what would be your best course of action. Signs that your septic system is due for a pump out can include:
- Pooling water. If it hasn’t recently rained but you are still seeing pools of liquid on your leach field this could be a sign that your system is full. When your tank reaches capacity, solid waste can clog the drain field piping system and force liquid to the surface
- Slow drains or slow flushing toilets are an indicator that your system is reaching capacity.
- Sewage Odors or smells in your home or yard
- An overly healthy lawn. If your grass is much greener or lusher that than the rest of your yard over the leach field you may have a tank that needs pumping
- Septic backup

Septic Preservation Services know that moving home at any time of the year is a stressful and time consuming business. If you are selling a home in addition to buying a home this just seems to double the workload. Therefore we try to make one small part of your move as painless as possible. If you are selling a home with a septic system in Massachusetts you are likely to need to have a Title 5 Inspection. As stated on the Mass Gov Website:
“In order to ensure that septic systems (conventional septic systems, cesspools, and innovative/alternative systems) are protective of human health and the environment, MassDEP generally requires that systems be inspected when a property is sold.
When is an inspection required?
When a property is sold to new owners, or there otherwise is a transfer of title to new owners, with certain exceptions.
Title 5 does not require a system inspection if the transfer is of residential real property, and is between the following relationships:
(1) between current spouses;
(2) between parents and their children;
(3) between full siblings; and
(4) where the grantor transfers the real property to be held in a revocable or irrevocable trust, where at least one of the designated beneficiaries is of the first degree of relationship to the grantor”.

For a facility comprised of five or more condominium or cooperative units, each system located on the facility shall be inspected at least once every three years instead of at time of transfer of title and all existing systems shall be inspected by December 1, 1996.”
