Septic Repairs Including A Leach Field Repair In Massachusetts

Septic Preservation Services know that property owners with septic systems will not always immediately know when they have a septic problem. A common sign that you may have a septic issue is if you have much greener and healthier grass on your leach field than elsewhere in your yard. While a home owner may be congratulating themselves on their improved gardening skills they may not realise that they need a leach field repair because this is a result of their leach field not being able to process their wastewater as it should and therefore it’s starting to contaminate their yard. The main reason for a leach field to fail is referred to as biological clogging. This is the development of a biomat beneath the leachfield that eventually prevents the liquid or effluent from entering the underlying soil. This biomat is a combination of fine organic solids that have been carried out of the septic tank and the remnants of anaerobic bacteria. These bacteria originate in the human intestinal tract and enter the septic system with the waste products. 95% of all leach field failures are biological. The second primary reason is referred to as a mechanical failure. This could be a structural collapse of the leach field piping or chambers, root intrusion, or fine non-organic materials that are washed down to the bottom of the leach field and seal the soil. Title 5 Inspections Can Be Delayed If Weather Prevents It Before A Sale

But we all know that just because it is summer that doesn’t mean that we can totally forget about what mother nature can bring and summer storms are always a possibility. Title 5 Inspections For Property Owners Who Are Selling

Septic Preservation Services regularly provide Title 5 Septic Inspections to property owners who are selling and need to have their septic system inspected before a property transfer can take place. Today we have Title 5 inspections for customers in Bridgewater, Halifax, Hanover, Scituate, Marshfield and Canton MA. In Massachusetts a septic inspection is required in the following instances:

  • Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.
  • When there is a proposed change to the facility which requires a building or occupancy permit.
  • Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.
  • For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.
  • Every 3 years for shared systems.
  • When the property is divided, or ownership of 2 or more properties is combined.
  • When MassDEP or the local Board of Health orders an inspection

What is worth noting is that your inspection, once done, is valid for 2 years so ideally we would recommend that if you are selling a property with a septic system that you have the Title 5 inspection done as soon as possible. This way if it does unearth any problems you can have them fixed when it wont cause problematic delays. Although we can still carry out septic services in winter some tasks can’t be done when the ground is frozen and covered in over a foot of snow. Signs of Septic System Problems

septic system problems Septic Preservation Services know that you may have a septic system problem if you have a property with a septic system, and see one or more of the following signs:

 

  • All of the drains from the house are slow
  • Sewage smells in your home
  • There is a persistent wet area over the leach field
  • Sewage is surfacing in the area of the septic tank or distribution box
  • There is sewage seeping through the foundation
  • The liquid level in the leach field is at the top of the crushed rock layer, the chambers or other underground structures
  • The vegetation over the leach field is greener and more lush than over adjacent areas in the yard
  • There is sewage odor in the yard at times or constantly
  • There is flow back from the leach field when the septic tank is pumped
  • The septic tank needs to be pumped frequently
  • The septic tank discharge baffle is damaged or missing
  • Rain water seems to take longer to disappear over the leach field than over adjacent areas in the yard
  • Well water is contaminated
