Septic Inspections Including a Condominium Septic Inspection

Septic Preservation Services conduct many septic inspections throughout the year and the majority are for property owners who are selling their home or commercial property and need to have a septic inspection because they have a septic system and are not on town sewer. However there are other instances when a septic inspection is required. Today we have septic inspections in Sutton, Oxford, Uxbridge, Grafton, Sturbridge, East Brookfield and Bellingham MA including a condominium septic inspection where the property not being sold. As stated on the Official Website of the Executive Office of Energy and Environmental Affairs:

“Units in a Condominium or Cooperative Corporation.  The cooperative corporation or condominium association shall be responsible for the inspection, maintenance, and upgrade of any system or systems serving the units, unless otherwise provided in the governing documents of the condominium association or the cooperative corporation.  For a facility comprised of five or more condominium or cooperative units, each system located on the facility shall be inspected at least once every three years instead of at time of transfer of title and all existing systems shall be inspected by December 1, 1996.”

Our client’s condominium building is larger than 5 units so we are inspecting their system as required by Massachusetts because it will soon be over 3 years since their last septic inspection. Septic Pumping Is Necessary If You Have A Septic Tank

Septic Preservation Services regularly find that homeowners with Septic Systems are mistakenly under the impression that if their septic system is left alone and there are no signs of septic problems within their home that it will continue to work without maintenance and attention. Septic systems will always require septic pumping but the regularity of this is dependant on a variety of factors including the size or your septic tank and the number of people in your household. We recommend that you have your septic tank pumped every 2-5 years so for example a household with teenage children and a smaller septic tank will need to be pumped more often than a home of a retired couple. As with all parts of your septic system your grinder pump is an essential part of your septic system.  Waste from water-using household appliances (toilets, bathtubs, washing machines, etc.) flows through your home’s pipes into the grinder pump’s holding tank.  Once the wastewater inside the tank reaches a specific level, the pump will turn on, grind the waste into a fine slurry, and pump it to the central sewer system or septic tank.  A sewage grinder pump does what the name suggests and is not something that you want to leave inoperative because more serious breakdowns and larger repairs may then be necessary.

  • When properties are sold, divided or combined.
  • When there is a change in use or an expansion of a facility.
  • When MassDEP or the local Board of Health requires an inspection.
  • Title 5 requires inspections for large systems, shared systems, and condominiums on a periodic basis.
  • Systems located in cities and towns with MassDEP-approved inspection programs are required to comply with local inspection requirements.
