Septic Engineering Including Soil Evaluations, Septic Design and Land Use Planning

Cesspool Services and Cesspool Replacements Carried Out

Septic Preservation Services have been contacted by a customer in Northborough MA who require a cesspool replacement. We also have cesspool services scheduled today in Berlin, Hudson, Upton, Grafton and Clinton MA. As stated on Mas Gov:

“A cesspool is a pit which acts as both a settling chamber for solids and a leaching system for liquids. The use of cesspools may overload the capacity of the soil to remove bacteria, viruses, and phosphorus, and to nitrify ammonia and organic nitrogen compounds. A conventional septic system has a tank where solids can settle and begin to degrade, a distribution box, and a soil absorption system (SAS) that further treats the effluent by removing some of the bacteria, viruses, phosphorus, and nitrogen.”

To sell a property you need a Title 5 Inspection to be done. Title 5 does not require that cesspools be replaced however:

“cesspools that exhibit signs of hydraulic failure, are located extremely close to private or public water supplies, or otherwise fail to protect or pose a threat to public health, safety or the environment will need to be upgraded (310 CMR 15.303). Also, cesspools must be upgraded prior to an increase in design flow (e.g., the addition of a bedroom to a home or seats to a restaurant”.

Monthly Safety Meeting In Our Norton Office

Septic Preservation Services had its monthly safety meeting today at its Norton Office with technicians attending from Massachusetts, Rhode Island and Maine. The safety of our staff and customers is of utmost importance and we make sure that we stay ahead of safety training and developments in the industry. For example the meeting covered the Norton Facility Safety Inspection that was carried out last month and established that all Fire Extinguishers were serviced including truck units. We have 4 technicians attending an Excavation Safety Session next month and, like every month, there were a safety topic addressed in the meeting. This month our topic was Ladder Safety which included the selection, Inspection and safe use of ladders. There was also training on Trailer Safety which included securing Loads and Visual Inspection. Our aim at Septic Preservation Services is to ensure that all of our technicians, office staff and customers are safe and that we have the knowledge and equipment to ensure it. Septic Preservation Services has been contacted by a customer in North Attleboro MA because they are concerned that their septic system is failing. Your system is failing if one or more of the following conditions exists:

Title 5 Inspections For Property Owners Who Are Selling

Septic Preservation Services regularly provide Title 5 Septic Inspections to property owners who are selling and need to have their septic system inspected before a property transfer can take place. Today we have Title 5 inspections for customers in Bridgewater, Halifax, Hanover, Scituate, Marshfield and Canton MA. In Massachusetts a septic inspection is required in the following instances:

  • Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.
  • When there is a proposed change to the facility which requires a building or occupancy permit.
  • Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.
  • For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.
  • Every 3 years for shared systems.
  • When the property is divided, or ownership of 2 or more properties is combined.
  • When MassDEP or the local Board of Health orders an inspection
