Before I moved into a home with a septic system I had certainly always just assumed that if a property was in a town or city it would be on town sewer. However I lived in two homes in the city of Attleboro MA both of which were certainly not in the countryside and both of which had septic systems because they were not on town sewer. I discovered that this was not unusual and definitely not the daunting prospect it first seemed when my realtor mentioned it. Increasingly as more and more property is built in New England the number that do not have access to town sewer is rising. Therefore the number of septic installations for new properties is also increasing. Septic Preservation Services certainly carry out many septic system installations in the region each year and the number is steadily growing. We also provide the septic engineering which is required before an installation can take place including septic design, soil testing and perc tests. An essential part of a septic system is the leach field and the soil in the leach area needs to be sufficiently permeable so that it can readily absorb the liquid effluent flowing into it. A site must also not have soil that is too permeable, allowing the effluent to reach the groundwater before it is fully treated. Very steep slopes are also unsuitable for a conventional leach field. In addition there must be at least a few feet of good soil from the bottom of the leach pipes to the rock or impervious hardpan below, or to the water table. The perc test provides the data to determine the suitability of a site for a septic system. In general, soils with high sand and gravel content drain the best and soils with a high clay content or solid rock are the worst. Most soils fall somewhere in the middle with a mix of course sand and gravel particles, small silt particles and tiny clay particles. These are a few general tips that will help to extend the life of your OBD and promote high quality effluent.

  • Some household chemicals kill the microorganisms that digest the wastes in your treatment system and may pass through to the receiving waterbody. Toxic chemicals, harsh cleaners, paint, pharmaceuticals, and non-biodegradable materials should not be disposed of by dumping or pouring down the drain.
  • Using low-flow toilets and water-saving showerheads will prolong the life of your system.
  • Septic tanks should be pumped at least once every three years. Depending on how much the OBD facility is used, you may want to increase the septic pumping frequency or decrease it to once every five years if it receives very little use.
  • Trees, shrubs and woody perennials should be cleared away from system components. Sandfilter surfaces should be mowed at least once per year. If a wet spot appears on or near the sandfilter bed notify the DEP inspector.
  • Mechanical systems operate best if they are used at a consistent rate and may malfunction or produce poor quality effluent if overloaded on the weekend and “starved” during the week. Try to manage laundry, cleaning, and showers so that the load is spread out as evenly as possible. Leave a mechanical OBD operating as recommended by your service contractor at all times during the season of use.
  • Check the chlorine level at least every two weeks and keep fresh chlorine in contact with the treated wastewater. Don’t overfill the chlorinator tubes; only the bottom two or three inches of the tubes should have chlorine. Old, brown or mushy chlorine does not properly disinfect and must be replaced. Take care to remove old chlorine from your chlorinator rather than washing it out to the waterbody.
  • Ensure that the outfall pipe extends to below the low water mark of the receiving waterbody. In extenuating circumstances a specific waiver to this requirement may be granted by the Department.
  • Treated wastewater should be clear and without a strong septic or chlorine odor. If wastewater in the disinfection unit is not nearly clear, smells like rotten eggs, raw sewage, or smells strongly of chlorine, call your service contractor or notify the DEP inspector.

Septic Systems Are Easily Maintained With Septic Services

Septic Preservation Services know that if you have never owned a property with a septic system the unknown can be a bit daunting. However a septic system or ‘on-site sewage system’ is a pretty simple and not an uncommon way for a property to process its own waste. A typical septic system consists of a septic tank and a drainfield. All water runs out of your house from one main drainage pipe into a septic tank which is a buried, water-tight container usually made of concrete, fiberglass, or polyethylene. Its job is to hold the wastewater long enough to allow solids to settle down to the bottom which forms a sludge, while the oil and grease floats to the top as scum. Compartments in the tank and a T-shaped outlet prevent the sludge and scum from leaving the tank and traveling into the drainfield area. The liquid wastewater, or effluent, then exits the tank into the drainfield. Finally the wastewater percolates into the soil, naturally removing harmful bacteria, viruses, and nutrients. Many homes in New England have their own septic system and they are not all way out in the countryside. As more and more property has been built it has not all been connected upto town sewer so many homes that are in towns and cities have their own septic systems. Septic services are an ideal way for property owners to be totally confident that their septic system maintenance is being done without have to concern themselves about it.
