Title 5 Inspections Can Be Delayed If Weather Prevents It Before A Sale

Septic Preservation Services are pleased that winter and its weather are just a distant memory and we can start to enjoy our New England summer. But we all know that just because it is summer that doesn’t mean that we can totally forget about what mother nature can bring and summer storms are always a possibility. Regular Septic Maintenance Is Essential To Keep Your Septic System Working

Septic Preservation Services know that if a septic system is used correctly and maintained it should process your wastewater effectively and efficiently without interference. However if you neglect regular maintenance your septic system will undoubtedly stop working effectively and could eventually fail which is unpleasant and costly and either means a septic repair or even septic system replacement. Regular septic maintenance does not need to happen that often. It is generally recommended that a septic system is pumped every 3-5 years. The exact regularity of your septic pumps outs is determined by a variety of factors including your water usage and size of your tank. For example a retired couple living in a large 5 bedroom family home with occasional family visitors will not need to have their tank pumped as often as they did when they have 4 teenagers living at home. You will, however, need to have you septic system pumped annually if you use a garbage disposal. Voluntary Septic Assessments Provide Confidential Information On Your Septic System

Septic Preservation Services conduct many septic inspections for people who are selling or sometimes buying property with a septic system. We also provide septic inspections for Condominium Buildings that are required to have septic inspections every 3 years. We also, however, provide voluntary septic assessments for property owners who are not ‘required’ to have an inspection but choose to have an assessment because they want to know the condition of their septic system. Many property owners are unaware that they have the ability to hire a licensed inspector to perform confidential voluntary septic assessments of their septic systems. These inspections are completed just as they would be according to the Title 5 Inspections required by the State of Massachusetts, but the findings are NOT reported to any other person, municipality or office outside of the homeowner. Once the inspection is complete, the homeowner will receive a thorough report from Septic Preservation Services along with an assessment of the findings and some recommendations on how to properly maintain or repair their septic system. The recommendations provided by Septic Preservation Services are designed to increase longevity and prevent future issues, such as property damage, high cost repairs or system replacement. Suggestions To Avoid A Septic Repair

Septic Preservation Services are glad we weren’t working on April Fools day. It is never a good idea to be foolish around septic systems but luckily most property owners seem to know that. However septic education and knowledge can always be expand upon and we would always recommend knowing how to work with your septic system to ensure that you get the best out of it. Here are a few suggestions to follow to help ensure your system continues to work correctly:

Things you should do:

DO conserve water whenever possible as a means of reducing the volume of wastewater that will need to be treated and disposed.
DO make repairs to any faucets or toilets that are leaking.
DO make sure that you are only discharging biodegradable wastes into your system.
DO restrict or avoid use of your garbage disposal.
DO take the time to ensure that any down spouts or other surface water is diverted away from your drainfield.
DO keep the cover to your septic tank accessible by installing covers and risers for easier inspections and pumping.
DO get your septic tank pumped regularly and have it checked for any cracks or leaks.
DO have an effluent filter installed to prevent debris from entering your drainfield.
DO add a laundry filter to your washing machine.
DO put kitchen trash into a compost or throw it into the garbage – not down your drains.

Things you should NOT do

DON’T flush products such as tampons, sanitary napkins, condoms, disposable diapers or wipes into your system.
DON’T empty oils or other types of kitchen grease down your drain.
DON’T dump any items that can disrupt the treatment process or contaminate groundwater, such as: paints, oils, thinners, pesticides, poisons or disinfectants.
DON’T build anything over your drainfield or dig in it for any reason.
DON’T plant any landscaping over your drainfield – except grass.
DON’T drive a vehicle over your drainfield or compact the soil in ANY way.
DON’T run purification back flush into the septic tank.

Unfortunately for some of our customers this information comes too late and we have septic repairs scheduled for customers today who could, in some instances, have avoided their septic breakdown by following the above advice. Title 5 Inspections For Property Owners Who Are Selling

Septic Preservation Services regularly provide Title 5 Septic Inspections to property owners who are selling and need to have their septic system inspected before a property transfer can take place. Today we have Title 5 inspections for customers in Bridgewater, Halifax, Hanover, Scituate, Marshfield and Canton MA. In Massachusetts a septic inspection is required in the following instances:

  • Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.
  • When there is a proposed change to the facility which requires a building or occupancy permit.
  • Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.
  • For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.
  • Every 3 years for shared systems.
  • When the property is divided, or ownership of 2 or more properties is combined.
  • When MassDEP or the local Board of Health orders an inspection

What is worth noting is that your inspection, once done, is valid for 2 years so ideally we would recommend that if you are selling a property with a septic system that you have the Title 5 inspection done as soon as possible. This way if it does unearth any problems you can have them fixed when it wont cause problematic delays. When you have a valid septic inspection which your system has passed that is just one more positive for your property for potential buyers. Septic Inspections In Massachusetts Consist Of The Collection and Recording Of Information Specified By The Executive Office Of Energy and Environmental Affairs

Septic Preservation Services has Septic Inspections scheduled today in Scituate, Hingham, Hanover, Hanson and Halifax MA. As listed on the Massachusetts Official Website Of The Executive Office Of Energy and Environmental Affairs:

“An inspection shall consist of the collection and recording of the following information:
(a)   a general description of the system components and layout;
(b)   quantification of the source/type of sanitary sewage.  This should include type of use (domestic or commercial/industrial) as well as the design flow and whether or not the facility being served is occupied at the time of the inspection;
(c)   an analysis of the factors set forth in 310 CMR 15.303 (failure criteria) and, if the system has a design flow of 10,000 gpd or greater, 15.304 (threats to public health and environment);
(d)   water use records for the previous two years for facilities served by public water supply, if available from the supplier;
(e)   a description of the septic tank including:
1.   approximate age, size, and condition of the tank;
2.   distance between bottom of grease/scum layer and the bottom of the outlet baffle;
3.   distance between the top of the scum layer and the top of the outlet tee;
4.   thickness of the grease/scum layer;
5.   depth of the sludge layer and distance from sludge to outlet tee;
6.   physical condition of inlet and outlet tees;
7.   any evidence of leakage into or out of tank; and
8.   any evidence of backup of effluent.
9.   a characterization of the distribution box, and of dosing tanks with pumps, if any, including: a.   any evidence of solids carryover; b.   leakage into or out of the distribution box; c.   whether the flow is equally divided; and d.   any evidence of backup.
10.   a description of the condition of the soil absorption system including: a.   any signs of hydraulic failure; b.   condition of surface vegetation; c.   level of ponding within disposal area; d.   encroachments into disposal area; and e.   other sources of hydraulic loading.
11.   the location of private water supply well (if any) in relation to system components; and
12.   a copy of pump-out records on file with the local Approving Authority.”

When Cooking Your Thanksgiving Turkey Dont Pour Oil, Fats Or Grease Down The Sink

Septic Preservation Services wishes everyone a Happy Thanksgiving for tomorrow. We know our customers are also looking forward to Thanksgiving and food preparation is well underway for Thanksgiving Meals. We would like to remind our customers that it is not a good idea to put any type of cooking oil, fat or grease down the sink where it can enter your septic system. Whilst a well maintained septic system can cope with small amounts of fat, oil and grease, such as natural body oils that go into your septic system when you shower, if you regularly introduce cooking fats, oils and grease into your septic system it could result in a septic system failure if left . Just remember when you are making your beautifully juicy turkey dinner do not pour the fat, oil or grease down your sink.
