Septic Preservation Services are experienced working with both commercial and residential customers in this region. This is important because the septic system for a busy restaurant will necessarily be different to one for a small seasonal holiday cottage. Both of these customers septic systems will work on the same basic principles however. A conventional septic system consists of a septic tank, a distribution box and a drainfield. Your septic system treats your household wastewater by temporarily holding it in the septic tank where heavy solids and lighter scum are allowed to separate from the wastewater. The solids stored in the tank are decomposed by bacteria and later pumped out. After partially treated wastewater leaves the tank, it flows into a distribution box, which separates this flow evenly into a network of drainfield trenches. Drainage holes at the bottom of each line allow the wastewater to drain into gravel trenches for temporary storage. This effluent then slowly seeps into the subsurface soil where it is further treated and purified. The size and system itself will have variances however which will be specific to the requirements of our customer. These will vary depending on a variety of factors including the environment, the use of the system and budget of our client. Regular Septic Maintenance Is Essential To Keep Your Septic System Working

Septic Preservation Services know that if a septic system is used correctly and maintained it should process your wastewater effectively and efficiently without interference. However if you neglect regular maintenance your septic system will undoubtedly stop working effectively and could eventually fail which is unpleasant and costly and either means a septic repair or even septic system replacement. Regular septic maintenance does not need to happen that often. It is generally recommended that a septic system is pumped every 3-5 years. Suggestions To Avoid A Septic Repair

Septic Preservation Services are glad we weren’t working on April Fools day. It is never a good idea to be foolish around septic systems but luckily most property owners seem to know that. However septic education and knowledge can always be expand upon and we would always recommend knowing how to work with your septic system to ensure that you get the best out of it. Here are a few suggestions to follow to help ensure your system continues to work correctly:

Things you should do:

DO conserve water whenever possible as a means of reducing the volume of wastewater that will need to be treated and disposed.
DO make repairs to any faucets or toilets that are leaking.
DO make sure that you are only discharging biodegradable wastes into your system.
DO restrict or avoid use of your garbage disposal.
DO take the time to ensure that any down spouts or other surface water is diverted away from your drainfield.
DO keep the cover to your septic tank accessible by installing covers and risers for easier inspections and pumping.
DO get your septic tank pumped regularly and have it checked for any cracks or leaks.
DO have an effluent filter installed to prevent debris from entering your drainfield.
DO add a laundry filter to your washing machine.
DO put kitchen trash into a compost or throw it into the garbage – not down your drains.

Things you should NOT do

DON’T flush products such as tampons, sanitary napkins, condoms, disposable diapers or wipes into your system.
DON’T empty oils or other types of kitchen grease down your drain.
DON’T dump any items that can disrupt the treatment process or contaminate groundwater, such as: paints, oils, thinners, pesticides, poisons or disinfectants.
DON’T build anything over your drainfield or dig in it for any reason.
DON’T plant any landscaping over your drainfield – except grass.
DON’T drive a vehicle over your drainfield or compact the soil in ANY way.
DON’T run purification back flush into the septic tank.

Unfortunately for some of our customers this information comes too late and we have septic repairs scheduled for customers today who could, in some instances, have avoided their septic breakdown by following the above advice. The White Knight™ Microbial Inoculator/Generator Is An Alternative To Leach Field Replacement

Septic Preservation Services has been contacted by a customer in North Attleboro MA because they are concerned that their septic system is failing. Your system is failing if one or more of the following conditions exists:

  • All of the drains from the house are slow
  • There is a persistent wet area over the leach field
  • Sewage is surfacing in the area of the septic tank or distribution box
  • There is sewage seeping through the foundation
  • The liquid level in the leach field is at the top of the crushed rock layer, the chambers or other underground structures
  • The vegetation over the leach field is greener and more lush than over adjacent areas in the yard
  • There is sewage odor in the yard at times or constantly
  • There is flow back from the leach field when the septic tank is pumped
  • The septic tank needs to be pumped frequently
  • The septic tank discharge baffle is damaged or missing
  • Rain water seems to take longer to disappear over the leach field than over adjacent areas in the yard
  • Well water is contaminated

Our client has noticed sewage smells in their yard and persistent wet areas over their leach field. Their system is a candidate for the White Knight™ Microbial Inoculator/Generator, an economical, environmentally sound and permanent alternative to leach field replacement. In nature, oxygen-using (aerobic) bacteria in the soil consume non-living organic material. This is the process nature uses to “recycle” wastes. We install the White Knight™ Microbial Inoculator/Generator in the septic tank to create an oxygen rich environment and cultivate an extensive colony of these same soil bacteria. The result is nearly complete consumption of the organic materials entering the septic tank. At the same time, the bacteria are carried into the leach field where they consume the organic material that has accumulated in the underlying soil. The leach field regains and/or maintains is capacity to deliver effluent to the soil for purification.

Title 5 Inspections For Property Owners Who Are Selling

Septic Preservation Services regularly provide Title 5 Septic Inspections to property owners who are selling and need to have their septic system inspected before a property transfer can take place. Today we have Title 5 inspections for customers in Bridgewater, Halifax, Hanover, Scituate, Marshfield and Canton MA. In Massachusetts a septic inspection is required in the following instances:

  • Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.
  • When there is a proposed change to the facility which requires a building or occupancy permit.
  • Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.
  • For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.
  • Every 3 years for shared systems.
  • When the property is divided, or ownership of 2 or more properties is combined.
  • When MassDEP or the local Board of Health orders an inspection

What is worth noting is that your inspection, once done, is valid for 2 years so ideally we would recommend that if you are selling a property with a septic system that you have the Title 5 inspection done as soon as possible. This way if it does unearth any problems you can have them fixed when it wont cause problematic delays. Septic Pumping Is Essential Septic System Maintenance

Septic Preservation Services not only installs septic systems and repairs septic systems but also provides essential septic system maintenance – perhaps most importantly septic pumping. Septic Systems must be pumped periodically to remain operating correctly. Even if your system seems to be working correctly you do not want to wait it until it shows evidence of septic problems before you choose to pump your system. By then you could have a large septic problem which may require an expensive septic repair whereas staying on top of your septic pumping schedule will ensure that you are doing the most important part of maintaining your septic system. Septic systems do not need to be pumped that often, if fact if you pump too often you can harm your septic system by removing the beneficial bacteria that is required to process your waste. A properly maintained septic system should only be pumped every 2-5 years, as needed, to avoid removing the “good” bacteria and keep the system running smoothly. Title 5 Inspections Conducted For Property Owners Who Are Selling Their Home Or Commercial Property

Septic Preservation Services know that as stated on the Massachusetts Official Website of the Executive office of Energy and Environmental Affairs:

“a system shall be inspected at or within two years prior to the time of transfer of title to the facility served by the system.  An inspection conducted up to three years before the time of transfer may be used if the inspection report is accompanied by system pumping records demonstrating that the system has been pumped at least once a year during that time.  “

Because of this many of our Title 5 Inspections are for property owners who are selling their home or commercial property and need to have a Title 5 Septic Inspection done.
