The perc test is extremely important because it measures the level of liquid absorption of the soil where the proposed septic system will be located. This is necessary because after partially treated wastewater leaves the septic tank, it flows into a distribution box, which separates this flow evenly into a network of drainfield trenches. Drainage holes at the bottom of each line allow the wastewater to drain into gravel trenches for temporary storage. This effluent then slowly seeps into the subsurface soil where it is further treated and purified (secondary treatment). The PERC test provides the information to ensure that this process happens correctly for a newly installed septic system. Septic Inspections for Property Owners Who Are Selling

Septic Preservation Services in addition to servicing and repairing septic systems also has licensed septic inspectors who can provide septic inspections and septic assessments when requested. The majority of our septic system inspections are carried out because a property owner is selling their property and it has not had an inspection within the last 2 years so it is required to have one. Our inspector will use use the MassDEP-approved inspection form and submit it within 30 days of the inspection. For most systems, the Inspector is responsible for submitting the inspection report directly to the Board of Health. The buyer must also receive a copy from the seller of the property. We will always advise people who are selling a property with a septic system to have their septic inspection done early. This is because Inspections in connection with a property sale generally are good for 2 years (If a system is pumped annually and the pumping records are available, an inspection is valid for 3 years). Therefore you can have this done well before you have a buyer and it will consequently be completed and not cause delays later on in your sale.
