Septic Preservation Services assist property owners with septic systems in a variety of ways. As you would expect we are experienced with septic installation and the associated tasks including septic design, excavation, landscaping, soil testing and perc testing. Septic Inspection and Well Water Sample Taken in Acushnet MA

Septic Preservation Services often provides septic inspections for customers whose property is not on town sewer. Septic Inspections are required:

  • Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.
  • When there is a proposed change to the facility which requires a building or occupancy permit.
  • Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.
  • For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.
  • Every 3 years for shared systems.
  • When the property is divided, or ownership of 2 or more properties is combined.
  • When MassDEP or the local Board of Health orders an inspection.

Most regularly we carry out septic inspections for customers who are selling their homes which have a septic system that has not been tested in the last two years. Today in addition to providing the usual septic inspection we are also taking a well water sample for a customer in Acushnet, MA. As stated on the Mas Gov website:

“There are a number of situations where the inspector will not be able to determine if the system passes or fails..A second set of situations involve septic tank and soil absorption systems that are too close to drinking water supplies, drinking water supply tributaries, public and private water supply wells. In these situations, the systems are deemed to be failed unless the Board of Health (in conjunction with the public water supplier in the case of public surface water supplies and their tributaries) determines that the systems are functioning in a manner that protects the public health and safety and the environment. Again, the system inspector can NOT make this evaluation. The information collected during the inspection and the guidance provided by the Department will be used by the Board of Health to make the determination. The system inspector can assist the Board of Health in the case of septic tanks and soil absorption systems located less than 100 feet from a private drinking water well by arranging to have the well tested for fecal coliform bacteria, ammonia, nitrogen, and nitrate nitrogen.”

Septic Engineering Services Including Perc Tests Provided

Septic Preservation Services know that a property does not need to be way out in the countryside to need to have a septic system. Before I moved into a home with a septic system I had certainly always just assumed that if a property was in a town or city it would be on town sewer. However I lived in two homes in the city of Attleboro MA both of which were certainly not in the countryside and both of which had septic systems because they were not on town sewer. I discovered that this was not unusual and definitely not the daunting prospect it first seemed when my realtor mentioned it. Increasingly as more and more property is built in New England the number that do not have access to town sewer is rising. Therefore the number of septic installations for new properties is also increasing. Septic Preservation Services certainly carry out many septic system installations in the region each year and the number is steadily growing. We also provide the septic engineering which is required before an installation can take place including septic design, soil testing and perc tests. An essential part of a septic system is the leach field and the soil in the leach area needs to be sufficiently permeable so that it can readily absorb the liquid effluent flowing into it. A site must also not have soil that is too permeable, allowing the effluent to reach the groundwater before it is fully treated. Very steep slopes are also unsuitable for a conventional leach field. In addition there must be at least a few feet of good soil from the bottom of the leach pipes to the rock or impervious hardpan below, or to the water table. The perc test provides the data to determine the suitability of a site for a septic system. In general, soils with high sand and gravel content drain the best and soils with a high clay content or solid rock are the worst. Most soils fall somewhere in the middle with a mix of course sand and gravel particles, small silt particles and tiny clay particles. Today we are conducting a perc test for a customer in Attleboro MA who is considering a building plot and needs to know its suitability for a septic system before proceeding. Even if a conventional septic system is not possible, depending on the perc test results, at Septic Preservation Services we have experience with alternative septic systems when it seems that a conventional system may not work. Voluntary Septic Assessments Provide Confidential Information On Your Septic System

Septic Preservation Services conduct many septic inspections for people who are selling or sometimes buying property with a septic system. We also provide septic inspections for Condominium Buildings that are required to have septic inspections every 3 years. We also, however, provide voluntary septic assessments for property owners who are not ‘required’ to have an inspection but choose to have an assessment because they want to know the condition of their septic system. Many property owners are unaware that they have the ability to hire a licensed inspector to perform confidential voluntary septic assessments of their septic systems. These inspections are completed just as they would be according to the Title 5 Inspections required by the State of Massachusetts, but the findings are NOT reported to any other person, municipality or office outside of the homeowner. Once the inspection is complete, the homeowner will receive a thorough report from Septic Preservation Services along with an assessment of the findings and some recommendations on how to properly maintain or repair their septic system. Your Leach Field Is An Essential Part Of Your Septic System

Septic Preservation Services are experienced repairing all parts of your septic system. We have found that many property owners who have a septic system are aware that their system has a septic tank but are often unaware of their systems’ leach field, its purpose or its location. This makes it much more likely that they will inadvertently damage it. Although your septic system leach field (also called a drain field or absorption field) generally does not require maintenance, you should adhere to the following rules to protect and prolong its functional life:

  • Do not drive over the absorption field with cars, trucks, or heavy equipment.
  • Do not plant trees or shrubbery in the absorption field area, because the roots can get into the lines and plug them.
  • Do not cover the absorption field with hard surfaces, such as concrete or asphalt. Grass is the best cover, because it will help prevent erosion and help remove excess water.
  • Do divert surface runoff water from roofs, patios, driveways, and other areas away from the absorption field.

Today we are providing customers with leach field repairs and replacement. For one customer in Westport MA we are installing a White Knight™ Microbial Inoculator/Generator, an economical, environmentally sound and permanent alternative to leach field replacement. In nature, oxygen-using (aerobic) bacteria in the soil consume non-living organic material. This is the process nature uses to “recycle” wastes. We install the White Knight™ Microbial Inoculator/Generator in the septic tank to create an oxygen rich environment and cultivate an extensive colony of these same soil bacteria. The result is nearly complete consumption of the organic materials entering the septic tank. At the same time, the bacteria are carried into the leach field where they consume the organic material that has accumulated in the underlying soil. The leach field regains and/or maintains is capacity to deliver effluent to the soil for purification. We are also repairing leach fields for customers in Mattapoisett, Taunton and Raynham MA. Title 5 Septic Inspections Scheduled Today

Septic Preservation Services give you a pinch and a punch for the first of the month! Although we are moving into a new month we are still in the grips of winter. With snow earlier this week and more forecast next week it is not time to break out the shorts and sandals just yet. If you are planning to move house and have a septic inspection scheduled you do not need to worry if it seems that the weather will make it impossible for us to carry out your Title 5 Septic Inspection.
