Title 5 Inspections Taking Place In Massachusetts

Septic Preservation Services know that in winter when it snows or the weather turns icy sometimes the Title 5 Inspections that we have scheduled may not take place. Whether our inspector or customer can not get to the location of the inspection or the septic system is not accessible or for another reason there is no need for property owners to panic when they need the inspection for a property sale. Massachusetts Office of Energy and Environmental Affairs know that we live in a state where the weather can, and regularly does, effect plans. Therefore it is stated on the Mass Gov Website::

“If weather conditions prevent an inspection before a sale, Title 5 allows the inspection to be done up to 6 months afterwards, provided that the seller notifies the buyer in writing of the need to complete the inspection.” For more information see:

Did you Know Cold Weather Can Result In Septic Repairs Being Necessary?

Septic Preservation Services know that septic problems arise whatever the weather is doing and septic breakdowns or concerns sometimes require septic repairs. However cold weather brings its own set of problems for example:

  • If you have a ‘summer home’ or go away and leave your property for periods of time or just use it part of the week wastewater does not enter the system regularly enough and can freeze
  • If you drive over your septic leach field or drainfield you compact your soil. Compacted soil freezes more easily which can result in damage and possibly a failing septic system. If it is snowy and you drive over the snow on your system the snow will then provide less insulation for your septic system than snow which has been left untouched
  • If you don’t have enough vegetative cover over your septic system you have less insulation from the cold
  • Leaks in your plumbing release water into the septic which can then freeze
  • Poor pipe drainage can be caused by deteriorated pipes, if they are full or back filled with soil or poorly installed. Liquid will pool on one side and can then freeze

Essentially the cold can lead to your septic system freezing which leads to problems, possible repairs and even septic failures. Ironically snow falling is a good thing. Fresh snow is an excellent insulator. As it gets compacted it becomes less effective but it is better than a complete lack of snow cover, dry soil conditions or very cold air temperatures for an extended period of time which will all contribute to septic problems. Fall Planting Can Result in a Leach Field Repair Being Necessary

Septic Preservation Services know that in the fall many people are out raking leaves, pruning and generally getting their yards ready for winter. What most non gardeners do not realize is that for many tree varieties late August, September and October are also the best months to plant them. In fall, the tree can make new roots without having to feed the leaves. Water requirements are much lower without the leaves on the tree. To us it feels cool in fall, but that is actually the best temperature for root growth. Roots grow best in cool soil. A fall planting allows the tree to grow roots in fall and again early spring before leaves develop. This gives the tree a good chance to lay down a good set of roots before they need to collect water and nutrients for the leaves. Unfortunately when you are planting large shrubs or trees in your yard if you do so on your leach field you can unknowingly create a septic problem. The roots and sometimes weight of plants can actually damage your drain field which means that your septic system is no longer working correctly and you may need a leach field repair. Septic systems do an amazing job of returning liquids to the soil for purification but the whole system needs to be functioning correctly for this to happen. When septic system failure occurs, the conditions they create are dangerous. These can include:

Hazardous sewage surfacing in yard
Health hazards to children and pets
Noxious odors over large areas
Polluted streams and ponds
Sewage back-up in buildings
Contaminated wells
Breeding areas for mosquitoes

The roots combined with heavy machinery being parked on to of the drainfield during construction have both lead to structural collapse of the leach field piping. Winter and Your Septic System

winterWinter is here to stay.  Winter can cause some strain on your septic system.  With winter, comes snow.  Snow is actually a good insulator to keep  your system from freezing.  Make sure you don’t drive over your septic system.  This is especially true in winter.  Driving over your septic system can compact the snow and drive it deeper into the ground.

Normal use keeps your septic system from freezing.  Beware if you own a vacation or summer house.  With sporadic use or no use throughout the winter, there is a possibility of freezing.  Sporadic use can help keep this from happening.

Regular use and common sense can keep your septic system running smoothly throughout the winter.  Check for leaks in the plumbing so unnecessary water is not saturating the system.  Be careful of food products going down the drain as well as bleach and toxic cleaners.  Use single ply toilet paper and try not to overload the paper products in  the toilets.

When spring thaw hits. try to limit your water usage not to overload the system.  Space out your loads of wash and dishwasher cycles.  Cut back on showers and long, hot tubs. This will help the melting snow not overload your system.
