Commercial Property Title 5 Inspection

Septic Preservation ServicesSeptic Preservation Services has Title 5 Inspections scheduled today in West Bridgewater, Berkley, Lakeville, Freetown, Rochester, Acushnet, Mattapoisett, and Fairhaven, MA.  Most of the inspections are required because properties that are being sold have a septic system,  but one of the Title 5 Inspections we are conducting is for a commercial property.  This restaurant is expanding and adding seating so the owners need a new septic inspection to be carried out.  As stated by the The Official Website of the Executive Office of Energy and Environmental Affairs for Massachusetts:

 

“A system must be inspected upon any change of use or increase in design flow, BUT ONLY IF the change or expansion also requires a building permit or occupancy permit from the local building inspector . Examples include adding a bedroom to a house, adding seats to a restaurant, or changing the type of business operating at a commercial location.  Check with the Building Department and/or Board of Health to find out if your situation requires a building or occupancy permit which will trigger a system inspection.

 

Any change in the footprint of a building also requires an inspection to determine the location of the system, to ensure that construction will not be located on top of any system components or on the reserve area. If official records are available to determine the location of the system components, this requirement may be waived.  Check with your local Board of Health.”

Title 5 Inspection Requirements

Septic Preservation Services Septic Preservation Services have Title 5 Inspections scheduled today in Fairhaven, Westport, Mattapoisett, Marion, New Bedford, Freetown, Acushnet and Seekonk, MA.  It states on the Massachusetts Official Website of the Executive Office of Energy and Environmental Affairs that on-site system inspections are required:

 

“In general:

  • When properties are sold, divided or combined.
  • When there is a change in use or an expansion of a facility.
  • When MassDEP or the local Board of Health requires an inspection.
  • Title 5 requires inspections for large systems, shared systems, and condominiums on a periodic basis.
  • Systems located in cities and towns with MassDEP-approved inspection programs are required to comply with local inspection requirements.

 

There are exceptions and nuances to the general requirements listed here. For example, no inspection is required if the owner has signed an enforceable agreement with the Board of Health to upgrade the system, connect to a sanitary sewer, or connect to a shared system within two years.”

This individual will be part of a comprehensive team of septic inspectors, engineers, septic installers, septic repair specialists, microbiologists, and title 5 septic inspectors. Ideally this individual will live in or around the area of Taunton, Raynham, Mansfield, Norton, Lakeville, Freetown, or Dighton. The service area will include all of Massachusetts and Rhode Island with occasional trips to Maine and New Hampshire. However most work will be performed in the region including Wellfleet, Dennis, Marion, Plymouth, Halifax, Pembroke, West Bridgewater, Norton, Franklin, Attleboro, Seekonk, Swansea, Fall River, Dartmouth, and Acushnet.
