Be Aware Of The Signs That Your System Needs Septic Pumping

Fortunately septic pumping which is the most important maintenance for a septic system is not usually required annually (unless you have a garbage disposal).   • Pooling water. If it hasn’t recently rained but you are still seeing pools of liquid on your leach field this could be a sign that your system is full. When your tank reaches capacity, solid waste can clog the drain field piping system and force liquid to the surface
  • Slow drains or slow flushing toilets are an indicator that your system is reaching capacity.
  • Sewage Odors or smells in your home or yard
  • An overly healthy lawn. If your grass is much greener or lusher that than the rest of your yard over the leach field you may have a tank that needs pumping
  • Septic backup

A Title 5 Inspection Is Usually Required When A Property With A Septic System Is Sold

If you are selling a home in addition to buying a home this just seems to double the workload. Therefore we try to make one small part of your move as painless as possible. If you are selling a home with a septic system in Massachusetts you are likely to need to have a Title 5 Inspection. As stated on the Mass Gov Website:

“In order to ensure that septic systems (conventional septic systems, cesspools, and innovative/alternative systems) are protective of human health and the environment, MassDEP generally requires that systems be inspected when a property is sold.

When is an inspection required?
When a property is sold to new owners, or there otherwise is a transfer of title to new owners, with certain exceptions.
Title 5 does not require a system inspection if the transfer is of residential real property, and is between the following relationships:
(1) between current spouses;
(2) between parents and their children;
(3) between full siblings; and
(4) where the grantor transfers the real property to be held in a revocable or irrevocable trust, where at least one of the designated beneficiaries is of the first degree of relationship to the grantor”.

Septic Inspections Including a Condominium Septic Inspection

Septic Preservation Services conduct many septic inspections throughout the year and the majority are for property owners who are selling their home or commercial property and need to have a septic inspection because they have a septic system and are not on town sewer. However there are other instances when a septic inspection is required. Today we have septic inspections in Sutton, Oxford, Uxbridge, Grafton, Sturbridge, East Brookfield and Bellingham MA including a condominium septic inspection where the property not being sold. As stated on the Official Website of the Executive Office of Energy and Environmental Affairs:

“Units in a Condominium or Cooperative Corporation.  The cooperative corporation or condominium association shall be responsible for the inspection, maintenance, and upgrade of any system or systems serving the units, unless otherwise provided in the governing documents of the condominium association or the cooperative corporation.  For a facility comprised of five or more condominium or cooperative units, each system located on the facility shall be inspected at least once every three years instead of at time of transfer of title and all existing systems shall be inspected by December 1, 1996.”

Our client’s condominium building is larger than 5 units so we are inspecting their system as required by Massachusetts because it will soon be over 3 years since their last septic inspection.
