Title 5 Inspections Provided To Customers in Norton and Surrounding Towns

Title 5 Inspections For Condominiums In Addition to Private Homes and Commercial Buildings

Septic Preservation Services know that if you live in a condominium without town sewer you are unlikely to have anything to do with your septic system. This is because unless otherwise stated in your condominium associations governing documents:

“The condominium association is responsible for the inspection, maintenance and upgrade of the system or systems serving the units” as specified on the Mass Gov website. If goes further to say:

“Condominium systems should be inspected once every 3 years. Condominium developments with 4 or fewer units should also have their system inspected every 3 years, or within 2 years prior to the sale of one of the units.” for more information see –

Title 5 Inspections For Property Owners Who Are Selling

Septic Preservation Services regularly provide Title 5 Septic Inspections to property owners who are selling and need to have their septic system inspected before a property transfer can take place. Today we have Title 5 inspections for customers in Bridgewater, Halifax, Hanover, Scituate, Marshfield and Canton MA. In Massachusetts a septic inspection is required in the following instances:

  • Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.
  • When there is a proposed change to the facility which requires a building or occupancy permit.
  • Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.
  • For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.
  • Every 3 years for shared systems.
  • When the property is divided, or ownership of 2 or more properties is combined.
  • When MassDEP or the local Board of Health orders an inspection

What is worth noting is that your inspection, once done, is valid for 2 years so ideally we would recommend that if you are selling a property with a septic system that you have the Title 5 inspection done as soon as possible. This way if it does unearth any problems you can have them fixed when it wont cause problematic delays. New England Weather Doesn’t Stop Septic Appointments Happening

Septic Preservation Services wishes everyone a very happy 2018! This year promises to be even more successful the last and we are already very busy with septic appointments for our customers. Even in New England weather we are able to carryout many appointments as planned. Today we have Title 5 Septic Inspections scheduled in Attleboro, Norton, Mansfield, Foxboro and Sharon MA. However if the weather is especially bad to make it impossible for our inspector to carry out your Title 5 Inspection then Title 5 does make allowances:
