Understand What Your Title 5 Septic Inspection Will Entail

We have found that the majority of our Title 5 Inspections are carried out for property owners who are selling that property. In many instances they have never sold a property with a septic system before and therefore have no idea what to expect to happen when their inspection is carried out.   • Water use records from the previous two years, if available;
  • A description of the septic tank, including its condition, approximate age, thickness of grease/scum layer, and other relevant information;
  • A characterization of the distribution box and dosing tanks with pumps, if any, such as condition and evidence of solids carryover or backup; and
  • The condition of the soil absorption system including, any signs of hydraulic failure.

The system needs to be inspected under normal conditions so the septic system should not be pumped prior to an inspection which is a common mistake that property owners make thinking the system needs to be empty to be inspected.
