Summer Storms Are Not A Problem For Title 5 Septic Inspections

It is something that we are all used to and potentially stormy days like today do not stop us working. However should a septic inspection not be able to take place the state of Massachusetts makes allowances:

“If weather conditions prevent an inspection before a sale, Title 5 allows the inspection to be done up to 6 months afterwards, provided that the seller notifies the buyer in writing of the need to complete the inspection.”

Septic Inspections for Properties Being Sold and For Flow increases

Septic Preservation Services have Title 5 Septic Inspections for people selling their properties today in Fairhaven, New Bedford, Fall River, Mattapoisett and Marion. We also have a septic inspection today scheduled in Sharon MA because their property has had an increase in flow so an inspection was required. As stated on the Mas Gov Website :

“Changes of Use and Increases in Flow

These situations require a system inspection only if the modification requires a building permit or occupancy permit. For example:
adding a bedroom to a house
adding seats to a restaurant
changing the type of business operating at a commercial location.

Check with your Building Department or Board of Health to find out if your modification meets these requirements.

Any change in the footprint of a building also requires an inspection to determine the location of the system, to ensure that construction will not be located on top of any system components or on the reserve area. Check with your local Board of Health.”

Avoid Septic Repairs By Following A Few Suggestions

Septic Preservation Services work with commercial property owners and residential property owners providing septic services including septic inspections, septic cleaning, septic repairs, septic installations and septic preventative maintenance. While we welcome all this business we also try to educate our clients so that they use their septic systems correctly and can prevent the necessity of using our septic repair services. Many septic repairs that we are called out to could have been avoided of the property owner had been using their septic system correctly. Here are a few suggestions to follow to help ensure your system will continue to work as it should:

Things you should do:

DO conserve water whenever possible as a means of reducing the volume of wastewater that will need to be treated and disposed.
DO make repairs to any faucets or toilets that are leaking.
DO make sure that you are only discharging biodegradable wastes into your system.
DO restrict or avoid use of your garbage disposal.
DO take the time to ensure that any down spouts or other surface water is diverted away from your drainfield.
DO keep the cover to your septic tank accessible by installing covers and risers for easier inspections and pumping.
DO get your septic tank pumped regularly and have it checked for any cracks or leaks.
DO have an effluent filter installed to prevent debris from entering your drainfield.
DO add a laundry filter to your washing machine.
DO put kitchen trash into a compost or throw it into the garbage – not down your drains.

Things you should NOT do

DON’T flush products such as tampons, sanitary napkins, condoms, disposable diapers or wipes into your system.
DON’T empty oils or other types of kitchen grease down your drain.
DON’T dump any items that can disrupt the treatment process or contaminate groundwater, such as: paints, oils, thinners, pesticides, poisons or disinfectants.
DON’T build anything over your drainfield or dig in it for any reason.
DON’T plant any landscaping over your drainfield – except grass.
DON’T drive a vehicle over your drainfield or compact the soil in ANY way.
DON’T run purification back flush into the septic tank.

Unfortunately for some of our customers this information comes too late and we have septic repairs scheduled for customers today who could in some instances have avoided their septic breakdown by following the above advice. What To Expect From A Title 5 Septic Inspection

Septic Preservation Services know that if you are selling a property for the first time that has a septic system it is unlikely that you will ever have had to arrange a Title 5 Septic Inspection before, like our customer today in Sharon MA. This is because it is usually the seller’s responsibility to have one carried out and when you bought the property you would have received the report but other than checking that your new property’s septic system passed most owners do not look further into the report. Therefore when it comes to having a Title 5 Inspection what it entails is sometimes a bit of a mystery. Here is what you can expect from an official Title 5 Inspection – the inspector will:

  • conduct an interview with the property owner
