Septic Inspections For Property In Maine

Septic Preservation Services know that for many homes in Maine that are remote and therefore not on town sewer their property wastewater purification necessarily requires a septic system. All Septic Systems are designed specifically for their own site and have variances which make them unique but most systems are based on the same principles. A conventional septic system consists of a septic tank, a distribution box and a drainfield. Your septic system treats your household wastewater by temporarily holding it in the septic tank where heavy solids and lighter scum are allowed to separate from the wastewater. The solids stored in the tank are decomposed by bacteria and later pumped out. After partially treated wastewater leaves the tank, it flows into a distribution box, which separates this flow evenly into a network of drainfield trenches. Drainage holes at the bottom of each line allow the wastewater to drain into gravel trenches for temporary storage. This effluent then slowly seeps into the subsurface soil where it is further treated and purified. Your system must be maintained and used correctly to ensure that it is doing its job correctly. A failing septic system can create many unpleasant conditions such as:

  • Hazardous sewage surfacing in yard
  • Health hazards to children and pets
  • Noxious orders over large areas
  • Polluted streams and ponds
  • Sewage back-up in buildings
  • Contaminated wells

Cesspool Services and Cesspool Replacements Carried Out

Septic Preservation Services have been contacted by a customer in Northborough MA who require a cesspool replacement. We also have cesspool services scheduled today in Berlin, Hudson, Upton, Grafton and Clinton MA. As stated on Mas Gov:

“A cesspool is a pit which acts as both a settling chamber for solids and a leaching system for liquids. The use of cesspools may overload the capacity of the soil to remove bacteria, viruses, and phosphorus, and to nitrify ammonia and organic nitrogen compounds. A conventional septic system has a tank where solids can settle and begin to degrade, a distribution box, and a soil absorption system (SAS) that further treats the effluent by removing some of the bacteria, viruses, phosphorus, and nitrogen.”

To sell a property you need a Title 5 Inspection to be done. Title 5 does not require that cesspools be replaced however:

“cesspools that exhibit signs of hydraulic failure, are located extremely close to private or public water supplies, or otherwise fail to protect or pose a threat to public health, safety or the environment will need to be upgraded (310 CMR 15.303). Also, cesspools must be upgraded prior to an increase in design flow (e.g., the addition of a bedroom to a home or seats to a restaurant”.

Maine OBD Services and OBD Repairs

Septic Preservation Services have overboard discharge (OBD) services and repairs scheduled today in Arrowsic, Boothbay, Westport Island, Bremen, Friendship, West Bath and Richmond Maine. The Maine DEP’s Overboard Discharge (OBD) Program is responsible for regulating discharges of sanitary and household wastewater generated at residential or commercial locations to streams, rivers, bays, and the ocean. All OBDs must be approved by the DEP through a licensing process. DEP rule requires all mechanical OBD treatment systems to have an operating alarm system; to maintain a current service contract with a licensed service contractor; and to attach a service tag on or near the treatment system that provides the service contractor’s name and the last date of service. All mechanical systems require power, so be sure that power is supplied to the unit and that it is turned on 7 days a week during the season of use. Title 5 Inspections For Property Owners Who Are Selling

Septic Preservation Services regularly provide Title 5 Septic Inspections to property owners who are selling and need to have their septic system inspected before a property transfer can take place. Today we have Title 5 inspections for customers in Bridgewater, Halifax, Hanover, Scituate, Marshfield and Canton MA. In Massachusetts a septic inspection is required in the following instances:

  • Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.
  • When there is a proposed change to the facility which requires a building or occupancy permit.
  • Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.
  • For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.
  • Every 3 years for shared systems.
  • When the property is divided, or ownership of 2 or more properties is combined.
  • When MassDEP or the local Board of Health orders an inspection

What is worth noting is that your inspection, once done, is valid for 2 years so ideally we would recommend that if you are selling a property with a septic system that you have the Title 5 inspection done as soon as possible. This way if it does unearth any problems you can have them fixed when it wont cause problematic delays.
